The project site is located in an area between Viale Trastevere, Via Portuense and Via degli Orti di Cesare, characterized by a height difference of 7 meters from the road surface of the Stazione Trastevere. The area is an important hub for the road, as the meeting point of different districts, one of Monteverde and Trastevere Marconi. Its location makes it an important gateway to the city center thanks to the presence of the railway network that makes the theater of social exchanges. The site is characterized by a mix of building types including the intensive, the classic townhouse and villa, enclosed in a non-regular mesh. In general, all buildings in the area have a good lighting, assisted by several irregular ground contours.
Photos of the project area
We formulated two hypotheses design totally different from each other.
The design guidelines provide
3000 square meters of residential comprising:
- 40 to hotel accommodation (20-25 sqm)
- 40 mini apartments (30-35 sqm)
- 20 apartments (40-55 sqm)
1500/2000 sqm of services divided into
- Common areas
- Business
FIRST HYPOTHESIS
In the first case we took into account the design of the urban context in which we are working, Taking into account the key aspects of the illumination and the shape of the ground. We therefore hypothesized to maintain direct contact between Viale Trastevere and the fifth of the buildings behind through openings that allow a permeability of the building. It is divided into two large volumes of regular shape that intersect at the hinge. This allows the opening to the basement floor of squares and public spaces as well as terraces on the upper floors just obtained through the intersezone of the two volumes. Taking into account the lighting and exposure we decided to focus the majority of the residences on the upper floors to split from the busy street and to ensure better comfort.
We conducted two types of analysis, the first focused on the 'shading in the four main periods of' year in 5 different times (08:00, 10:00, 12:00, 16:00, 18:00).
SHADING ANALYSIS:
SUMMER SOLSTICE 21/06/2014
South-West View at 08:00 North-Est View at 08:00
South-West View at 10:00 North-Est View at 10:00
South-West View at 12:00
South-West View at 16:00 North-Est View at 16:00
South-West View at 18:00 North-Est View at 18:00
WINTER SOLSTICE 21/12/2014
South-West View at 08:00 North-Est View at 08:00
South-West View at 10:00 North-Est View at 10:00
South-West View at 12:00
South-West View at 16:00 North-Est View at 16:00
CONSIDERATIONS:
The analysis allows us to see that the project area is not affected by thrashing shielding of the surrounding buildings, as we had taken into consideration for the provision of residences primarily in the upper part of the 'building that is not shielded from external elements thanks to both the difference that the distance from the other buildings.
It’s possible to note that during the solstice summer' s facade facing the courtyard is sunny for 'all morning, this will definitely be a key point in the design because we should provide adequate shielding for residences, speech similar to the facing wall Viale Trastevere which is sunny for the second part of the day and then during the hottest hours. As for the winter solstice, we can notice how the choice of positioning the residences in the upper part of the building is a winning choice as during the morning in front of the buildings shade especially in the lower part of the 'building.
SOLAR RADIATION ANALYSIS:
SUMMER SOLSTICE 21/06/2014 from sunrise to sunset (04:09 / 19:21)
WINTER SOLSTICE 21/12/2014 from sunrise to sunset (07:11 / 16:12)
CONSIDERATIONS:
This analysis confirms what has already been said through the analysis of shading. We can see that the color of the facades is fairly constant and thus environments can enjoy a temperature not too hot during the summer and quite comfortable during the winter. The areas darker and colder are only found in large openings, but are percent less than the entire surface is not going to affect in an overly negative impact on the overall comfort of the spaces.
COST-BENEFIT ANALYSIS:
We studied our building by analyzing the relationship between the volumes, surfaces in order to verify an optimal situation.
-Select the layers to make them visible inside the building via the command Mass Floor
-Create tabs to check the surfaces and volumes via the command Schedules
-Entering inside the table parameters: Type, Family, Gross Floor Area, Gross Gross Surface Area and Volume. Also enter the new parameters Number of housing(GRA/30 smq) and Gross Volume(GVA/GSA).
-Final result
SECOND HYPOTHESIS
In the latter case we decided to prepare the residences in buildings with simple lines that attach to a base in which are placed the services and commercial activities. As for the first proposal we performed two analyzes, that of shading and solar radiation, both in the same periods of the first hypothesis.
SHADING ANALYSIS:
SUMMER SOLSTICE 21/06/2014
North-East View at 08:00
North-East View at 10:00
North-East View at 12:00 South-West View at 12:00
North-East View at 16:00 South-West View at 16:00
North-East View at 18:00 South-West View at 18:00
WINTER SOLSTICE 21/12/2014
South-West View at 08:00 North-Est View at 08:00
South-West View at 10:00 North-Est View at 10:00
South-West View at 12:00 North-Est View at 12:00
South-West View at 16:00 North-Est View at 16:00
CONSIDERATIONS:
From this analysis is clearly visible as the quality of the lighting is significantly lower than the previous. In fact, in this case we have both in summer and in winter facades exposed to the sun and other almost always shaded for most of the day and this certainly implies a poor level of comfort inside the residences. The same consideration can be done also for the external environment of the court towards via Portuense which is the almost always in shadow or because of surrounding buildings or as a result of the orientation of the temporary residences.
SOLAR RADIATION ANALYSIS:
SUMMER SOLSTICE 21/06/2014 from sunrise to sunset (04:09 / 19:21)
WINTER SOLSTICE 21/12/2014 from sunrise to sunset (07:11 / 16:12)
CONSIDERATIONS:
As you can see from the pictures is confirmed the proposal before consideration during the analysis of sunshine. All volumes are affected in a negative way the radiation produced by their orientation, the spaces interspersed volumes are always cold as well as the entire plate on which the volumes are anchored.
COST-BENEFIT ANALYSIS:
We studied our building by analyzing the relationship between the volumes, surfaces in order to verify an optimal situation.
FINAL COSIDERATION:
From the analysis developed, we found a better quality design in the first case and therefore we will continue to develop this.
